Tiling looks simple until it goes wrong. Cracked tiles, hollow patches and failed grout nearly always trace back to poor preparation, not poor tiles. Across Newcastle, Durham and Sunderland, older properties with uneven floors and solid walls need more prep than most people expect. Here is what to budget for.
Typical labour costs per square metre
These are typical labour-only figures for the North East. Tiles, adhesive and grout are extra unless stated in your quote.
- Standard ceramic floor or wall tiles: £35 to £55 per m²
- Large format porcelain (600mm and above): £50 to £80 per m²
- Natural stone: £60 to £100 per m²
- Mosaic and herringbone patterns: £70 to £110 per m²
- Full bathroom (walls and floor, around 15 m²): £700 to £1,400 labour
Preparation is where the money goes
A tile is only as good as what it is stuck to. Uneven floors need levelling compound. Old Victorian and 1930s walls often need re-boarding or replastering. Timber floors need overboarding and a flexible adhesive so they do not move and crack the tiles.
If a tiler quotes without looking at the surface, the price will change later. Insist on a site visit.
Choosing the right tile
Porcelain is denser and more frost and water resistant than ceramic, which makes it the sensible choice for floors, kitchens and wet rooms. Ceramic suits walls and is cheaper. Check the slip rating for bathrooms and any outdoor area. Buy 10 to 15 per cent extra for cuts and breakages, and keep a spare box for future repairs.
Wet areas need waterproofing
Showers and wet rooms need a tanking system behind the tiles. Skipping it saves a few hundred pounds and risks thousands in water damage. Use a flexible, waterproof adhesive and grout, and seal movement joints with silicone, not grout.
- Tanking membrane or waterproof backer boards: £150 to £400 for a shower area
- Underfloor heating beneath tiles: allow £500 to £1,200 more, see our heating guide
- Silicone and sealing: small cost, essential detail
How long does it take?
A standard bathroom takes two to four days including prep, with adhesive and grout needing time to cure between stages. Kitchen floors usually take two to three days. Rushing the cure time is a common cause of lifting tiles.
