Flat Roof Repair Guide: Costs, Options and What to Expect in the North East

Flat roofs are common on extensions, garages and rear additions across the North East — and they all need attention eventually. Here's an honest guide to repair options, costs and when to replace rather than patch.

Flat roofs are one of the most common sources of damp problems in North East homes. Extensions, garages, bay windows, and rear additions all tend to use flat roof construction — and in this climate, with high annual rainfall and genuine freeze-thaw cycles through winter, they need maintaining. The good news is that modern flat roofing materials are significantly more durable than the mineral felt systems that came before them. But understanding your options, knowing when to repair versus replace, and getting a proper price before committing makes the difference between a lasting fix and an expensive temporary patch.

Why flat roofs fail

Most flat roofs in existing North East properties were originally covered with mineral felt — a bitumen-based material with a typical lifespan of 10–15 years. Several things cause it to fail.

  • UV degradation — felt becomes brittle and cracks over time as ultraviolet exposure breaks down the bitumen
  • Pooling water — a flat roof must drain correctly, with a fall of at least 1:80 away from the building. When falls are insufficient or blocked, water sits and accelerates deterioration
  • Flashing failures — the junction between the roofing membrane and adjoining walls, upstands or chimney stacks is where most leaks begin
  • Freeze-thaw — moisture trapped in cracks expands when it freezes, widening splits and allowing more water ingress with each cycle
  • Poor original installation — insufficient overlaps, no drip edge, inadequate fixings, or the wrong specification for the roof's pitch

Flat roof repair and replacement options

The right solution depends on the size of the roof, its current condition, and how long you want the result to last.

  • Patch repair — a short-term fix for isolated splits or blisters on a felt roof that is otherwise in reasonable condition. Uses self-adhesive flashing tape or a torch-on patch. Rarely worthwhile if the roof is more than 10–12 years old, as further failures are likely nearby.
  • EPDM rubber membrane (single-ply) — the most popular modern replacement for felt. A single sheet of synthetic rubber bonded to the roof deck. Low-maintenance, excellent weather resistance, 25–50 year expected lifespan, no joins on standard roofs. The right choice for most domestic flat roofs.
  • GRP fibreglass — a reinforced polyester resin system applied wet and cured in place. Creates a seamless, rigid surface that handles parapets and complex shapes well. Durable, resistant to foot traffic, 25–30 year lifespan. Slightly higher cost than EPDM.
  • Torch-on felt (3-layer SBS) — a modern multi-layer bitumen felt system, torched on in layers. Significantly better than original mineral felt. A good option where cost is a priority and the installer is experienced. Lifespan 15–25 years.
  • Liquid membrane — applied cold by brush or roller. Good for awkward shapes, repairs and detailing around upstands and outlets. Can be used as a standalone repair system on roofs that are structurally sound.

How much does flat roof repair cost in the North East?

These are realistic costs for flat roof work in Newcastle, Durham, Sunderland and the wider North East, including strip-off of existing felt, new decking if required, and installation of the new membrane.

  • Patch repair (small isolated area) — £150 to £400
  • EPDM rubber roof, garage (20m²) — £800 to £1,600
  • EPDM rubber roof, extension (25–40m²) — £1,200 to £2,800
  • GRP fibreglass, garage (20m²) — £1,000 to £1,900
  • GRP fibreglass, extension (25–40m²) — £1,500 to £3,200
  • Torch-on felt replacement, garage — £600 to £1,200
  • New OSB decking boards (if required) — add £200 to £600 depending on area

These figures assume the existing decking is in acceptable condition. Roofs with wet, rotten or delaminated decking require the boards to be stripped and replaced before the new membrane goes on — this adds cost but cannot be skipped.

Repair or replace?

The honest answer depends on the age and condition of the existing roof.

  • Repair if: the roof is under 8–10 years old, the failure is genuinely isolated (a single split or flashing failure), and the rest of the membrane is sound
  • Replace if: the roof is more than 10–12 years old, blistering or cracking is widespread, there has been repeated patching, or damp has reached the decking beneath
  • Replace if renovating: if you're extending, replastering adjacent ceilings, or making other improvements nearby, replacing the roof at the same time saves cost and disruption versus doing it separately in 18 months

A felt roof repaired multiple times is not a flat roof that will stay watertight for another ten years — it's a roof that will continue to fail at different points. When the underlying material is at the end of its life, every patch is temporary.

Things to check before appointing a contractor

A few practical questions worth asking before any work begins.

  • What substrate will the membrane be bonded to? If the existing OSB or plywood decking is damp or delaminated, it must be replaced — a new membrane over a failing deck will fail early
  • What warranty does the system carry? EPDM and GRP manufacturers typically offer 10–20 year product warranties; ask for a copy
  • How will the perimeter and upstands be detailed? The edge and wall junctions are where most flat roof leaks originate — ask specifically how these will be finished
  • Is the drainage adequate? Outlets, gutters and falls must be checked and cleared before the new membrane goes down
