Drainage and groundworks are the jobs nobody sees once they are finished, and the ones that cause the most expense when they are done badly. Heavy North East rainfall, clay-rich soil in parts of County Durham and older Victorian pipework in Newcastle and Sunderland all put pressure on the ground around your home. This guide covers what the work involves and what it costs. All prices are in pounds sterling and are typical for the region.
What groundworks actually include
Groundworks is everything that happens below and at ground level before and around the main build. It is the foundation of any extension, driveway or patio.
- Site clearance, excavation and levelling
- Foundations and trench fill concrete
- Drainage runs, manholes and soakaways
- Sub-bases for driveways, patios and garage floors
- Retaining walls and removal of spoil
Warning signs your drainage needs attention
Drainage problems rarely fix themselves. Catching them early is far cheaper than dealing with subsidence or internal flooding.
- Slow-draining sinks, baths or toilets
- Gurgling noises or smells from drains
- Damp patches, or standing water in the garden after rain
- Cracks appearing in walls or paving near downpipes
- Rats or recurring blockages, which can point to a collapsed pipe
A CCTV drain survey, usually £120 to £250, shows exactly what is wrong before anyone digs. Ask for one before agreeing a repair.
Typical costs in the North East
Costs depend on depth, access and ground conditions. These ranges are a realistic guide, not a quote.
- CCTV drain survey: £120 to £250
- Drain unblocking and jetting: £90 to £250
- Localised pipe repair or patch lining: £400 to £1,200
- Full drain replacement per metre: £80 to £150
- New soakaway: £1,500 to £3,500
- Strip foundations for a single-storey extension: £5,000 to £10,000
Permission, water authority and building control
Work that connects to or alters a shared sewer needs approval from Northumbrian Water. New drainage for an extension also needs to be signed off by building control. A soakaway must be sited at least five metres from a building, and it only works where the ground drains properly. A percolation test tells you if it will. Cutting corners here is how you end up with a flooded garden in the first winter.
Getting the groundwork right first time
Most problems come from rushed preparation. Poor compaction, shallow foundations and undersized pipes all show up later. Good groundworks means a proper survey, correct falls on every pipe run, quality bedding material and photographs of everything before it is covered. Whenever the ground is wet, we tell you honestly if the schedule needs to move rather than pushing on and hoping.
